Imagine how much a sunroom like this could add to your home.

When it comes to cost, the price of a home extension varies depending on various factors such as the type of extension used, shape and height, trees, location, and type of home insurance. For a basic extension, the average cost can be:

Single storey extension – £1,000 to £1,600 per m²

Two storey extension – £1,200 – £1,900 per m²

A double room adds an average of 12% in value.

A sunroom can be a bright and airy addition to the home, creating the perfect space for entertaining guests. With over 5,105 Instagram posts with the #conservatory hashtag, it’s a great alternative to extending – without all the hassle of a building permit.

Attached veranda – £6,000 to £10,000

Complete build of a Victorian or P-shaped conservatory – £10,000 to £15,000

High end conservatory construction – £15,000 to £20,000

The average sunroom adds about seven percent to the value of your home.

Style and substance are more valuable when they go together – and this is especially true with exterior elements such as doors and windows. In fact, on Instagram, the #frontdoor hashtag generated 5,102 posts over the past year, while #newwindows generated 1,383 posts.

A more economical feature, the overall cost depends on the size and style of the frames, the materials used and the need for planning permission. Casement windows can cost from £500 to buy and install, while bay windows can cost from £5,000 per window.

Updating doors and windows can further increase buyer interest in your property, which means higher asking prices.

In busy areas, parking areas may be in particular demand. Therefore, adding a driveway to your home can add serious curb appeal to your home. This has seen the hashtag #drivewaymakeover generate 3,220 posts on Instagram over the past year. For a small 30m² tarmac driveway costs can start from £1200.

Adding a driveway can increase the value of your home by 5-10%.

Giving your yard a makeover may be the most underrated way to add value to your home. And #gardenrenovation has generated over 2,435 Instagram posts over the past year. A well-kept garden that drives up average prices by around 20%.

Nima Ghasri, Director of Good Move, says, “When it comes to property, the exterior of the home can shape a buyer’s first impression and experience of viewing the home. By looking from the outside in, homeowners can make their property stand out from the competition and become more appealing to potential buyers!

“No matter your budget, adding external features can not only increase buyer interest, but can also generate a big ROI when selling!”
